Geography and comprehension of the dynamic of the urban and real-estate development of an intermediate city of the Colombian Caribbean Monteria

Abstract

The present study is based on the analysis of the growth of the use of the urban soil in the intermediate city of the Colombian Caribbean, which is known by its organization and implementation of a model of urban development founded on the spatial organization according to the Territorial Order politics, which are stated in the 388 Act 1997, the 614 Act 2000 and the 1454 Act 2011 for the centre of Colombia. This study analyses the factors that have facilitated the growth of several sectors thanks to the implementation of public politics which are stated in the Territorial Order Plan (POT in Spanish) together with the development of urban projects in the city centre. They are aimed at improving their inhabitants’ quality of life and widen the options of physical spaces, especially the real-estate boom. The spatial analysis shows that the application of the regulations displays a horizontal and height growththrough different partial development plans in the commune 8, where the characteristics of the construction and the destination of the highest percentage of buildings has marked the way this market has evolved in the last decade.
